    Marketing NWA Homes        

The topic of this article is based on one little fact, that is so profound it blew me away when I first learned of it.  The numbers vary from report to report, but the median number is 84%.  How can one little number have such an impact on me as well as the entire real estate community of the world?  Quite simply, when you plug the number into the statement, it is something that shouldn't surprise any of us, yet somehow eludes our general thinking.  84% of all home sales begin with an online search!  That's the statement.  I would ask that you take a few moments to digest that statement and all of the many implications it may have on your NWA Home before moving on.

Great, now we're approaching the same page!  We can quickly relate to the logic behind the number.  Let me ask you this.  Why would you take the time to look at every single listing, in no particular order, of a newspaper or other periodical when you can type into  a search engine exactly what you are looking for and not waste your valuable time looking at everything else, or worse...missing exactly what you are looking for?  I agree, I wouldn't either.  My next question, why do we want to see our real estate agents wasting time and money placing these ads when their time and resources could target 84% more potential buyers for homes for sale Bentonville?  I understand that 84% (I believe the number is really closer to 90%) is not 100%, and to cover the basis, minimal paper advertising should still be used, but I want to make one thing very clear...As your Realtor, it is my responsibility to you, to do everything possible to ensure that I am marketing your NWA home in the most aggressive innovative manner possible. 

With all due respect, I am the person you hire to advise you as to what is the best solution to market your NWA home.  That means I should be the expert.  The problem is that I see so many professionals operating backwards.  In order to keep their clients happy, they do what the clients ask without advising them that it is not in their best interest.  I guess that the old saying is still true "The customer is always right."  However, this does not mean that the customer is always informed.  Ultimately, the final deciscion in the way I market your home is yours.  I would never go against my client's wishes, but it is my job to make sure you are informed and aware of the consequences of your deciscion. 

Let me explain my general plan to market your NWA home(all homes deserve some variance or deviation to ensure proper implementation).  Of course, I will do the same old things that everyone has done for years, I will list your home in the MLS, put a nice sign in the front yard, my broker will place ads in their periodical and even some Sunday papers, list your home on www.realtor.org , hold an open house every now and then, schedule a MLS tour, and all that good stuff.  Understand, I am not knocking any of this.  Every item I listed has a certain degree of effectiveness, however, this alone will not sell your home as quickly as it should be sold or for the money it is possible to sell for.

This is where my campaign begins.  Additionally,

  • Much more, (really there's a bunch more...Just don't have the room to list it all)

I will syndicate your nwa listing to multiple national real estate search engines and relocation companies like Trulia, Zillow, Google Base, and many more
I will place your listing on all of my websites (I have over 60 that I am bringing live)
I wil place adds in online classifieds like Craigslist and others
I will use social media to direct traffic to your virtual tours and websites for rankings
I will personally set up your website seo to drive independant traffic to your site
I will include your listing in my multiple blogs
I will perform many more tasks to make sure your home receives the attention it deserves.
