Common Questions

Most people have anxiety about the home building process, and understandably so. If you don’t build houses for a living, it can seem complicating, scary, and overwhelming. The sheer magnitude of the investment can make the coolest cucumber more than a little erratic. We’re not trained mental health professionals, but we do know a thing or two about building homes, so we hope that knowing you’re in experienced hands, helps lower the blood pressure a bit.

The first step is to simply schedule a consultation with the builder. It is important that the builder and the client are of a similar mindset and feel good about working together. Finding the right builder for your personality is really the most important step in the process. Once that is done, the rest should come relatively easy!

This is one of the most frequently asked questions but one of the most difficult to answer as every build is different and can be affected by things such as slow-moving municipalities, weather, supply chain issues, and various other factors. Where the average time from footing to final is about 6 months, that can vary substantially based on any combination of the aforementioned items. It is best to schedule a consultation with your builder to determine a reasonable time frame.

After you have scheduled a consultation and we have agreed to work together, we will, initially need, a contract that has been executed by both parties and the agreed upon deposit to get started with plans and permitting. After that we will need selections for all colors and finsihing materials.

Jerry Hawkins, the builder, is also a licensed real estate broker in the State of Arkansas. The short answer is no, it is not required for you to have an agent if you are not currently working with someone, however, it is always strongly recommended to use a licensed agent who is experienced in new construction, as their knowledge can be invaluable to you. Jerry Hawkins or Core Real Estate cannot, in his opinion, provide you with any true representation.

This is always at the front of most clients question list, and the short answer is that it varies substantially depending on the individual selections of the lot, house and it’s finishings. For example, if you want a 4-story pink house with red brick floors, your deposit could be about as much as the cost of the home. However, if you are building a house on one of my lots that is very similar to the houses I build, your deposit could be very minimal. The only way to know for sure is to schedule a consultation and discuss it with your builder.

You can get financing from any lender that you wish. If you have a real estate agent, we encourage you to discuss this with them, as they likely have relationships with lenders that have proven to be reliable and competitive. If you do not have an agent or a relationship with a lender, schedule a consultation, and we know several local lenders that are happy and capable of providing your financing.
